Precision landing in the construction area
Many of the 80 or so planned detached houses and owner-occupied flats have already been built. The development area is colourful: clinker bricks and plaster in the most diverse variations clad the houses, which all have a different look.
"We wanted to create the conditions for individual housing construction here and not impose a corset on the property buyers," says Markus Bau Managing Director Karsten Koch during the inspection with the companies involved and the mayor.
The development project enables the construction of both detached houses and apartment blocks. The plots for detached houses are between 381 and 615 square metres in size. There are 4,760 square metres available for the apartment blocks. Mayor Michael Gerdhenrich is delighted: "We need a sensible mix and we need living space. The cooperation between all those involved has been exemplary."


Various contracts had to be concluded for this major project and the development plan had to be adapted. The ground-breaking ceremony took place almost 4 years ago. Since then, a lot has happened on the approximately 34,000 square metre site. A temporary construction road secured the access road from Mühlenweg. It has now been removed. The freshly cultivated field now forms the end of a cul-de-sac with a turning hammer. Underground water pipes were uncovered and now surround the construction area as a stream (Heuckmanngraben). A rainwater retention basin and 2 bridges were built. Fibre optics were laid from the outset so that the newly built roads no longer had to be opened up. Roads, pavements and car parks have been completed at the same level. There are also niches for rubbish bins on collection days. Trees have been planted and modern LED lanterns have been installed. The houses were built by the residents themselves. Many roofs are equipped with photovoltaic systems.
"The city is getting a ready-made residential area. We kept to the schedule seamlessly. The cooperation between all those involved ran absolutely smoothly," summarises Koch. All plots have already been sold, but not all owners have started yet. The condominiums are being marketed via Sparkasse Münsterland-Ost.
